This has created a market where multiple offers are very common and sellers are holding out for the highest possible price. This increase has also caused a shift in buyer trends and their consideration of options they might not otherwise consider. It is s a very competitive market and does not show signs of slowing down. New houses continue to enter the market, producing a number of choices for potential buyers.  The good news is that the market remains balanced between available properties and potential buyers—but it is competitive all the same. With increasing numbers of people moving to Central Oregon, we expect to see selling prices continue to go up. This atmosphere has created some interesting changes in home buying behavior as people shift their options. Increased Interest in Redmond Housing OptionsOne of those changes we’re seeing is an increase in buyers looking at properties in Redmond, where overall pricing is relatively lower than in Bend. As prices increase in Bend, more people look to surrounding areas—mainly Redmond—where their budgets may go further. This shift will likely increase Redmond home prices and further stimulate Redmond’s real estate market. Surge in Small Acreage Properties Another trend we are seeing as Bend prices continue to increase is a growing interest in properties with acreage on the outskirts of urban areas, often called “small acreage” properties. Buyers who may previously have been put off by the price of homes with acreage, or the distance from town, are taking a fresh look since prices within Bend are becoming comparable. In other words, some buyers are realizing that for the price of a home in town, they can have a home outside the city with a bit of land and space to enjoy.Time has shown that other areas of Central Oregon tend to eventually follow trends we see in Bend.Wherever you are in Central Oregon, you can check the trend reports on the Duke Warner website and stay ahead of the curve! www.dukewarner.com 541-382-8262 95 100 188 0 14 E-Headlines 119 $325,000 – $425,000 6 1 43 Ave DOM 98 43 988 $125,100 – $225,000 0 97 40 13 44 18 87 Bend, OR 20 96 Ave SP/LP (%) 6 159 6 100 47 94 99 Active Listings 15 274 15 May 72 Pending Listings Apr May Twitter $425,100 – $525,000 113 100 28 Tumblr $525,100 – $625,000last_img
